Screening Applicants
Our screening process considers rental payment history, national risk score, credit report, collection information, public record information, residence history, previous landlord verification, employment verification, social security alerts and state wide criminal background check.
Periodic Property Inspections
We keep track of your properties’ conditions. In addition to our detailed initial inspections, move in inspections and move out inspections, we also have periodic property inspections to regularly make sure all the major components work and are in good shape. Periodic property inspections help us identify any issues and solve them before they become bigger issues.
Accounting
We take care of all of the bookkeeping and accounting for your properties. We will provide you detailed reports on rent collected, deposits, repairs, other expenses such as property taxes, utilities, HOA payments, special assessments, property insurance, home warranties and more. Proceeds are processed electronically to owners between the 10th and 18th of each month after the tenant has paid that month’s rent.
Consulting & Analysis
Our goal is to increase your profitability. We assess your properties with you and compare each property to other properties in your portfolio. We look at many factors such as rent collected, condition of the property, repairs completed and etc to form a complete investment analysis. From there, we make recommendations on how you can increase your profits.
Emergency Line
We have a 24 hour emergency line in case you have an emergency and need immediate assistance.
Utilities
We can manage the start, stop and transfer of your properties’ utilities.
Repairs
We have relationships with trusted local vendors. We can get estimates for repairs as well as make recommendations on suggested repairs.
Marketing & Advertising
Once your property is ready for rent, Masterful Property Management showcases it on our online list of available properties as well as on other national rental search websites. If no repairs are needed, marketing and advertising can be done within one day.
