+ What needs to be done before my property is ready for rent?

It depends on the condition of the property. Quality tenants expect a home to be professionally cleaned and in good condition. Painting is not always necessary, but it is a good idea to touch up any areas that are very blemished. The Masterful Property Management team will always preview your property before it is available for rent and give you recommendations for any repairs or updates.

+ What is your process for putting my rental on the market?

Many factors are taken into consideration such as property condition, rental price, other available rentals, time of year and other factors.

+ Once my rental is live, where will it be seen?

Once your property is ready for rent, Masterful Property Management showcases it on our online list of available properties as well as on other national rental search websites.

+ How do you screen potential tenants?

Our screening process considers rental payment history, national risk score, credit report, collection information, public record information, residence history, previous landlord verification, employment verification, social security alerts and state wide criminal background check.

+ What happens if the tenant leaves before the end of the lease?

The tenant is responsible for paying rent for the entire lease term. If they choose to vacate before the end of the lease, they will still be responsible for rent and other costs until a new tenancy is secured.

+ Why am I paying my property's utilities? Don’t my tenants pay for this?

Utility services around the Las Vegas Valley vary from city to city. All tenants are required to put electricity, gas (if applicable) & water (if applicable) in their names. These are services that can be shut off for non-payment with no effect to the owner. However, sewer and trash cannot be terminated and a lien can be put on the property for non-payment. With most single family homes, we have a passthrough utility charge that the tenants pay with their rent each month to cover this cost.

+ When do I get my money each month?

Proceeds are processed electronically to owners between the 10th and 18th of each month after the tenant has paid that month’s rent.
